MH‘s provide an economical alternative to regular homes (often referred to as stick built homes). In addition to costing less, MH: taxes, insurance, upkeep and landscapings costs are less.

When referring to HUD certification, the abbreviation “MH” has two definitions:

  • MH = Mobile Home (if built before 1976)
  • MH = Manufactured Home (if built after 1976)

The difference is that a MH built on or after 1976, had to meet strict HUD requirements, which increased safety and durability. When you have a choice, pick a MH built on or after 1976.

The cost of homes has increased steadily since the housing crash of 2007. In many cases stick build homes are  financial out of reach for many.   For those a MH may be the answer.

MH homes are typically found in a Mobile Home Park (MHP) which offers a small community setting of individual lots, each with a MH.

There are 2 types of MHP‘s.

  • Family oriented MHP‘s with no age restrictions.
  • MHP‘s that have an age restriction of 55 or older for retirees and those who prefer living in a more mature environment.

Some parks also have restrictions on pets.

MHP‘s are small communities that frequently feature a pool, a playground (in family MHP‘s) and one or more large activity room, for parties, events and meetings.

Many MHP‘s feature additional amenities. Check out the MHP when looking for MH‘s, to ensure it’s compatible with your lifestyle, interests and preferences.

Before you can buy a MH in a MHP!

You must first complete an application with the Park’s management. This allows them to do their mandatory background check. Parks look at your credit, rental and legal histories and those of the occupants.

Once you’re approved by a MHP, you are free to purchase a MH there and move in.

MH‘s come in 2 different shapes: Single wide and double wide

    • A single wide MH is typically 10′ – 14′ wide and comes in 40′ – 70′ lengths.
    • A double wide, is two single wide units that were specifically built to be joined together and can range from 20′ – 28′ in width and also come in 40′ – 70′ lengths.

MH‘s may feature 1 – 4 bedrooms and 1 – 2 bathrooms, a kitchen and dining area and a living or family room.

There are a large variety of styles, sizes and amenities in MH‘s and you’re certain to find a MH that matches your preferences.

As with regular homes, you have a choice of brand new or used.
