What does "MH" mean?

There can be confusion when speaking about Mobile Homes, which is typically abbreviated as “MH“.

That is because there is a technical definition of “Mobile Home” and then there is common usage of the same.

Below we’ll explain the definitions so that you’re familiar with them and know what they mean. However throughout this site we revert to common usage of the term and we explain that as well.

The Abbreviation "MH" has 3 definitions.

MH = Mobile Home

The term “Mobile Home” is used for homes built prior to June 1976 which were constructed prior to the establishment of federal building codes by the Department of “Housing and Urban Development” (i.e. HUD).

MH = Manufactured Home

This term is used for home constructed after June 1976 which conform to HUD. They meet the Federal Manufactured Home Construction and Safety Standard Act of June 15, 1976.

MH = Modular Home

This type of home is built in a factory to conform to local and state building codes. They are build in large parts, which once assembled at their destination, are considered permanent fixture just like regular (stick built) homes and are not intended to be moved.

What do we (ASH) mean by MH

In general when use see the abbreviation “MH” throughout his web site, it refers to “Manufactured” homes. In discussions it’s common to use the term “Mobile Home” to refer to “Manufactured” homes.

Technically a real “Mobile Home” is over 40 years old. You may find some that have been well kept and updated or remodeled and are still in good shape. However we typically do not recommend buying pre-HUD (prior to jun 1976) certified homes.
